Double room is available from 15th of February 2022.

To share with two professionals.
This would be suitable for a professional or a post graduate/ final year student. The Edinburgh University is about 15 min walk away.

The flat is fully furnished with large bathroom with power shower. There is a large bright kitchen/ dining room with fridge, freezer, microwave, all kitchenware and a washing machine.

The room has a double bed, bedside tables, Lamps & wardrobe, shelves.

Rent is £500 per calendar month, council tax is £69 per month (but probably will be slightly increased from April new tax year), unlimited Broadband £13 per month and Gas & Electricity are very unpredictable all depends on usage but from £50 each I think. Deposit of £500 is required (refundable when moving out).
On average from past year expected total is about £650-700 (depending on energy prices) rent all included.

NON smokers and no pets allowed.

I am looking for someone whose schedule also somewhat aligns with a 9-5 type work week. I keep the flat clean and tidy so I am definitely looking for someone who aligns with that also.

We like to live fairly quietly during the week, but tend to go out with friends at the weekends. We are a clean and tidy (we have a cleaning rota for the flat), and enjoy cooking and sharing meals occasionally. We would like a like-minded flat mate, who is easy to get along with.
