Single room in lovely, quiet Grassmarket flat

First up, to avoid wasting your time I'll say up-front that the person taking the room must be able to pay the first month's rent and deposit (total £820) by Nov 1st at the very latest. I mention it now because it is unfortunately non-negotiable.

I have a single room available in a beautiful two-bedroom flat just off the Grassmarket. It's a very quiet area; no noise from traffic or late-night Grassmarketeers.

For those unfamiliar with Edinburgh it's basically a 30-second walk from one of the city's most bustling and vibrant areas, and one of the main hubs of the Edinburgh Fringe, yet we're easily tucked away enough to escape it all if you'd prefer. It's a realistic 10-minute walk to either end of Princes St, with good bus links if you'd prefer to spend £1. 50 and twice as much of your time getting there.

The room would suit a quiet, single professional/student.

All the heating whatsits and appliances etc. are electric. There's a radiator in the bathroom but every other room is served by heated mirrors. Yes, you read that correctly. Heated freakin' mirrors! I don't know how it works either but they absorb light and spew out heat. Not only is it fantastic for the environment but it's great for our wallets too as it's considerably more efficient than pretty much anything else on the market.

No pets! But worry not, it's a short walk to the canal and I have a canvas sack you can use...
Regrettably I'm unable to consider DSS but good luck as many of us have been there.
No smoking (and no wiggle-room on that either, but it's just a few steps down the hall so it's no problem to nip outside).

It's a nice, quiet flat and I want to keep it that way.

We'd probably get along if:
You're a film buff.
You're considerate.
You're as keen as I am to keep electricity costs low.
You like cooking.
We invited each other to any dinner parties/general get-togethers we held in the flat.

We wouldn't get along if:
You're loud.
You're too damn clean or too damn messy.
You're a racist/bigot/homophobe.
You don't leave the toilet clean every time.

Council Tax: Band D
Rent: £410 pcm plus bills (electricity, CT, broadband) so the total is around £530 pcm
Deposit: £410
Minimum contract: 6 months ideally but would happily consider shorter-term.
Wi-Fi: Yes!
