NP10 - J28/M4 detached hse on private estate
I am happy to rent the room Monday to Friday for £400 per month. Full time is £500 per month. No deposit required.
If contacting me because you think you would be a suitable guest, would you please tell me -

Many contact me and do not answer the questions above. I just automatically decline their request if they're unable to supply the simplest of information. It's pointless inviting you to stay in my home if it is clear from your circumstances that you're not what I am looking for. I don't let a room to any Tom, Dick or Harry. I like to know who I am going to share my home with before they move in. Suitability is essential for both of us. I do not rent to students or couples
My home is located on a small estate of privately owned detached properties and is less than a 5-minute drive to J28 M4 (Tredegar Park/Intellectual Property Office/Office for National Statistics) for easy access to Cardiff or Bristol etc. A bus stop is less than a 3-minute walk away servicing routes to Cardiff and Newport with the Newport Bus app available for Android and IOS users alike should you wish to acquire travelling times to your place of work.
My home is set in a cul-de-sac. It's an extremely quiet location.

I have EE broadband Essentials: Full Fibre 500. My Speed Guarantee for downloads is 425 Mbps if you're a gamer or like streaming tv etc
You would have shared use of a recently refitted contemporary kitchen integrated fridge, cupboard space, cooking facilities, utensils, crockery, and contemporary integrated dishwasher. I have an AEG Induction hob and AEG oven with induction suitable Circulon saucepans (yep the ones they use on Master Chef!). I have a Nespresso coffee machine, Nespresso milk heater/frother and my recently acquired airfryer controllable from your smart phone! There is an outside metal shed housing a freezer, and an additional fridge
I supply all the bedding unless you prefer to supply your own. I can launder it for you too.
The bathrooms, hall, and kitchen have had white 'sparkle' terrazzo floors laid in recent years. You have access to the conservatory for dining.
Safe parking is adjacent to the house on a first-come first-served basis although generally, there is a space to park there. I cannot, of course, guarantee a parking space but there is always somewhere to park. close by whilst being courteous to other residents.
A £100 non-refundable deposit can secure the room for you if you cannot move in for a week or so or you are not in the area to come and view. The photographs are pretty clearly presented so what you see is what you get. Not everyone wants to visit before committing to rent.
I can provide references too! My tenants only leave when their employment contracts end, not because they are ever unhappy here. It's a very friendly and easy-going, clean and contemporary environment.
Please don't message me with "when can I view" until you've provided the information requested at the beginning of this listing and I am satisfied that you might be suitable to live in my home.
I am not keen on letting my room to homeworkers.
If you've managed to read this far may I politely ask you to note that the room is located in NEWPORT, Gwent (please click on the location in the map if you are not aware of its location). For some reason, I get people asking to view the room who are working 25 miles away and have no transport.!
Finally, and again, with the greatest of respect, I DO NOT RENT TO STUDENTS. I don't allow you to have guests (your wife, girlfried or boyfriend) in your room, male or female, adult or child!. I would politely suggest that if you want your "friend" to visit you either book a hotel room or take them out to Starbucks or a restaurant instead!
