Double room to rent end of May

I am looking for somebody to fill a spare room in my flat in Orchard Brae.

The flat consists of a fair size kitchen and large separate living room. The kitchen has all the bits and bobs you would need (dishwasher, washing machine/tumbler, microwave etc.)

The living room is large with 2 big sofas and table with plenty of space and leads onto a sunny balcony. Also, there is a spare room with dining table and chairs but currently is the drying room. It can be easily turned into a study.

The flat is only a 10 minute walk from the Princes Street, or if you're feeling lazy, there are plenty buses to town from Queens ferry Road and Orchard Brae ( 41, 19, 37, N37 , 47 and so on ). Stockbridge is also only a 5 minutes’ walk away. Sainsbury’s and Waitrose are also both within walking distance. This flat is ideal for anyone working in the Western General Hospital or the West End.

The bedroom has a king size bed and large set of drawers plus a wardrobe (plenty of space). 2 sunny windows + TV stand. The bedroom is at the back of the flat, very quiet and noise is none existent.

The flat has car parking spaces out front. There is a buzzer entry system on the flat so it feels secure. The area itself is pretty quiet and we don't have any noisy neighbours.

The rent is £325 ( quite cheap for the area ) per month and the flat is council tax band D which works out at about £65 per month.

The flat has contents insurance, wireless virgin internet(60MB), Tivo , and TV Licence.
